Bar chart comparing six Canadian interest rates, including mortgage and CRA prescribed rates, as of July 28, 2026.

Two Canadian borrowing rates are moving on different timelines this summer. Bond yields behind fixed mortgage pricing rose through mid-July on oil's war premium and have since begun easing as that premium unwinds, leaving renewal timing genuinely sensitive to this week's US Federal Reserve decision. The Canada Revenue Agency's prescribed rate for family income-splitting loans tracks a different, calmer benchmark, three-month treasury bills anchored to the Bank of Canada's overnight rate, and has held steady for four straight quarters.
